This a summary of expected community conduct based on the rules and regulations, that are part of the governing documents. Those rules and regulations may be amended or repealed at annual meetings by two thirds vote of those members present. Fines, Penalties and Assessments may be imposed in accordance with the Manor Lands Property Owners Association Rules and Regulations, Paragraph N, Rule 1.

No unauthorized persons.
Owners are responsible to give their guests access. The caretaker will not grant them access.
Owners are responsible for the actions of their family members and guests while in Manor Lands.
All gates must be closed and locked after use, unless explicit permission is obtained from the MLPOA Caretaker or the Board of Directors.
Be courteous of your neighbors, activities that could be consider offensive or noxious may incur a penalty.
Loud noises are restricted between 10pm and 7am - 7 days a week.
The Natural Beauty of Manor Lands must be preserved except where structures and improvements are authorized.
Dead trees and brush should be moved to the designated burn area for appropriate disposal.
No garbage dumping is permitted anywhere within Manor Lands boundaries.
Placing waste or debris in any any irrigation ditch or body of water is not allowed.
Please do your part to keep Manor Lands great, if you see litter, please dispose of it properly.

Recreational fires are not allowed outside of Manor Lands approved fire pits or portable fire pits
Fires may not be left unattended or left smoldering, not sufficiently extinguished.
If a Manor Lands Board member or the caretaker asks you to remove rubbish (trash) or hazardous materials, it must be remove with the time frame given unless coordinated otherwise with the board.
When fire danger is elevated, no recreational fires will be allowed. This will be posted on the main gates.
Fireworks of any kind are not allowed.
Matches, cigars or cigarettes or other flaming or glowing object should be handled in a way that prevents fire or accidental ignition.
Pets must remain under the immediate control of their owners, and in compliance with the Summit County leash laws.
Pets must not be allowed to harass wildlife, other domestic animals or individuals.

Hunting within the boundaries of Manor Lands is not allowed.
Discharging a firearm within the boundaries of Manor Lands is not allow.
Recreational Vehicle Drivers under the age of 16 must use protective headgear.
Off Highway Vehicles must display a Lot Number Tag.
The Speed limit on all roads in Manor Lands is 15mph.
Do not obstruct passage or create unsafe road conditions
In the winter driving motorized vehicles other than OHV's on closed roads designated by signs or barricades is not permitted.
Parking on winter lots outside of designated time frames is not allowed.
Damaging Manor Lands roads is not permitted.
Vehicles must only be operated on Manor Land roads or the owners own property.
